This report presents a study of the fast-tracked project delivery system based on a Guaranteed Maximum Price. This delivery system is characterized by the involvement of a general contractor during the design phase of a project. The study reflects the analysis of the contractor's activities during and after this phase. The analysis was based on the review of pertinent literature, standard contracts, actual project documents, and interviews with the personnel of Turner Construction.
